Statutory Platform Governance
Terms of Service & Buyer Charter
Effective Date: January 1, 2026 · Governed under the Information Technology Act, 2000, RERA Act, 2016, and DPDP Act, 2023.
Dhaatree is a Direct Facilitation Platform, Not a Brokerage
Dhaatree Technologies Private Limited (“Dhaatree”) operates a digital marketplace facilitating verified direct property introductions between authorized developers, landholders, and prospective buyers. Dhaatree does not act as a commissioned broker, property dealer, or escrow banking institution.
All property listings undergo multi-point technical, cadastral, and statutory scrutiny. However, official conveyance, title registration, and stamp duty payments take place directly between buyer and seller at the respective Sub-Registrar Office (SRO).
Zero Brokerage Fees on All Buyer Acquisitions
Dhaatree pledges zero commission (0%) from buyers on all residential plots, architectural villas, and luxury apartments listed on the platform. Any attempt by third-party intermediaries to charge brokerage on Dhaatree listings violates our statutory terms and should be immediately reported to [email protected].
₹100 / Sq.Ft Direct Buyer Bonus Terms
Eligible buyers reserving property holds via the Dhaatree Platform earn a promotional credit of ₹100 per square foot (calculated on effective carpet or plot area, converted at 9 sq.ft per sq.yard for plotted developments).
Maximum bonus cap: the credit is capped at ₹5,00,000 (Rupees Five Lakh only) per property, regardless of the property's total area. A property of 5,000 sq.ft or larger earns the maximum ₹5,00,000 bonus — never more.
- Bonuses accrue directly into the buyer's Dhaatree Wallet ledger upon confirmation of earnest hold token.
- Only one active hold order may be registered per buyer per property at any given time.
- Disbursement or settlement of the bonus is governed by project closing criteria and agreement to sale execution.
5-Year Developer Warranty Scope (Section 14(3) RERA)
In accordance with Section 14(3) of the Real Estate (Regulation and Development) Act, 2016, original promoters and developers are legally required to remedy any structural defects or deficiencies in workmanship within 5 years from the date of handing over possession.
This statutory warranty applies specifically to registered promoter developments and new constructions. Private resale estates with clean existing title chains are governed by standard Indian transfer of property statutes.
Governing Law & Arbitration
These Terms are governed by and construed in accordance with the laws of India. Any legal proceedings arising out of platform usage shall be subject to the exclusive jurisdiction of the civil courts in Hyderabad, Telangana.
